2. Continual Training and Coaching: As a new independent contractor with Omaha Buyer’s Broker, you will go through an orientation that covers:

  • Our Policy and Procedures Manual
  • Our forms and processes
  • Our company website, your personal web page, computers, etc.
  • Our key marketing efforts: first-time buyers, luxury home buyers, new construction, investors, and relocation

 

We are dedicated to making our agents stand out from their competitors by continuously providing training opportunities. We make available dozens of hours of training each year for every agent on topics such as risk management, personal growth and marketing, negotiating tactics, quality assurance, and much, much more. Ultimately only the best agents will survive the ever-changing real estate market. Our success is based on your success, so we want you to have the best training possible!

In addition to traditional training, we are concerned with the overall condition of your business, and that your personal goals are being met. A lot of people spend more time and effort planning a one-week vacation than they do planning their life and career! Our broker/owner, trainers, and managers will serve as mentors and coaches.

3. Innovative and Rewarding Compensation Plans: The commission splits offered by Omaha Buyer’s Broker are very generous. It is the owner’s philosophy that in order to truly succeed as a company, we must have agents that truly succeed. Based on that philosophy, we have developed a menu of compensation plans that is tough to beat. If you are an experienced agent (or once you complete your first six months as a new agent), you choose the compensation plan that works best for you. EVERY licensed associate is rewarded for recruiting other successful agents, and you can qualify for ongoing compensation during personal slow times, or even after you leave the business! 4. Lead and Prospect Generation: In the real estate business, every agent is expected to build a network of contacts and satisfied clients, and to create as much of their own business as possible. However, Omaha Buyer’s Broker is aggressive when it comes to marketing. The tens of thousands of dollars spent each year by the company allow each of our agents to benefit. Though the commissions aren’t quite as high when we provide the client, the leads we provide are strong, and most often turn into closings and satisfied clients. Our goal is to help you close several times the volume of business the average traditional agent closes per year.

9. Competitive Advantages: The exclusive buyer’s brokerage is a rare commodity in Omaha. We stand out from the crowd because we have no listings of our own, so no possible conflict of interest. We are happy to represent the buyer – whether they are buying a house listed in the MLS, a for-sale-by-owner, or new construction. We are loyal advocates and representatives on their behalf, and it doesn’t cost them a penny! When properly educated, EVERY buyer sees the benefit of working with an exclusive buyer’s agent and brokerage. In a town full of general practitioners – we are the specialists!

Clients know instinctively that nobody can effectively represent both sides of a transaction as a dual agent. Agency requires both "full disclosure” to the client, as well as "complete confidentiality.” How can someone be an advocate and give 100% to two clients who have opposing interests? Even though dual agency is legal, and has been declared ethical, and even though we realtors are honorable people with the best intentions, we don’t believe a human being can effectively pull it off.

So what about those who work as a buyer’s agent? There’s no problem with that, because all of your loyalty and efforts are for one party and one side of the transaction. However, our clients frequently complain that when they’ve been represented by buyer’s agents from brokerage firms that work with both buyers and sellers – those agents often tended to steer them to listings from their own brokerage – perhaps even subconsciously! Since we don’t have our own listings, and represent only buyers, we will never be in that predicament.

Costs to Begin Your Real Estate Career: If this is a new career for you, the following is a list of expenses that you will incur to begin a new career as a real estate agent. Some of these costs are approximate, some may be pro-rated based on what month you begin, and all costs are subject to change. This is intended simply as a guide to estimate your initial investment and assumes an agent starting in January.

  • $550 – Pre-License Education and Exam Preparation
  • $275 – Exam Fee and Background Check
  • $75 – State License Fee (annual)
  • $850– Annual Dues for Omaha Board of Realtors, Nebraska Realtors Association, and National Association of Realtors (paid through OABR and prorated according to date joining)
  • $135 – Errors & Omissions Insurance (annual)
  • $100 – Electronic Lockbox Key Deposit
  • $128 – Electronic Lockbox Display Key ($320 – Electronic Key using Blackberry, Palm Pilot, etc.)
  • $30 – MLS Fee (monthly)
  • $90 – Cell Phone (monthly)
