Buyer Agents
RESPONSIBLE TO:
Clients and Associate Broker for Buyer Services

- Strong organizational skills; detail-oriented
- Entrepreneurial and optimistic (chronically unhappy people need not apply)
- Any level of residential real estate experience welcome to apply
- Active Nebraska Real Estate Salesperson license in good standing
- Highly self- motivated, ambitious, and willing to work hard to achieve goals
- Knowledge of Omaha market and experience working with buyers a plus
- Dedicated to ongoing learning and continual improvement
- Comfortable with technology
- Willing to join the National Association of Exclusive Buyer Agents (currently $35 per year under our brokerage membership)
- NOTE – Special opportunities exist for agents with extensive experience in the following niches:
- Relocation
- First-time buyers

- Fluent in Spanish
DUTIES AND RESPONSIBILITIES:
- Continually initiate new sources of business
- Educate the prospective client through brokerage seminars, The Buyers Book, and other methods
- Meet with prospective buyer clients in an initial counseling session to gain a thorough understanding of the buyer's needs and requirements
- Turn prospects into clients and obtain a signed Exclusive Buyer’s Agency Agreement
- Assist clients to become pre-approved for mortgage financing if necessary
- Match client needs and requirements with active MLS listings, for sale by owner properties, and new construction
- Help client narrow choices to top 10 through listing reviews and client drive-by
- Show appropriate properties in appropriate price range until client decides to make an offer
- Prepare Comparative Market Analysis to advise client on amount to offer
- Write purchase agreement for review by Broker
- Present offer to seller or seller’s agent, assisting buyer in negotiating the best price and terms
- Help client arrange for inspections
- Advise and counsel clients on inspection and repair issues
- Shepherd all paperwork through the process, keeping in constant communication with client
- Accompany buyers to closing
- Follow up with client after closing
- Continue to develop relationship and maintain communication with client for future referrals
- Stay current in the market by studying listings, visiting properties, participating in educational opportunities, reading professional publications, etc.
- Develop and maintain strong personal, business, and community networks
- Respond to inquiries from buyers who contact the office by phone or website – as assigned by broker

Strategic Assistant to the Broker/Owner

- Strong technology skills with as many Microsoft programs as possible: (Microsoft Word, PowerPoint, Publisher, Outlook, Excel, etc.)
- Previous experience as assistant to an executive, professional, or business owner desired
- Previous experience in a real estate brokerage could be a disadvantage unless you are adaptable, flexible, and coachable. We are not a traditional real estate office!
DUTIES AND RESPONSIBILITIES:
- Assist Broker/Owner in reaching corporate and personal business goals
- Support Broker/Owner with typical office administrative duties (correspondence, filing, scheduling, assisting with seminars and training meetings, etc.)
- Assist in recruiting buyer agents appropriate for our company and mission
- Provide outstanding support services to help retain productive agents
- Coordinate and monitor transaction paperwork and files for Broker and agents
- Provide outstanding service to clients of the firm; continually strengthening long-term relationships
- Assure agents understand and are trained to market their services
- Assist Broker in marketing efforts to target client groups:
- Luxury Homes & New Construction Buyers
- Relocating Executives
- First-Time Buyers
- Investors & Commercial Tenants
- Involvement with community activities, making contacts, developing relationships
- Attend local industry meetings and seminars to keep abreast of key market issues

MANAGEMENT POSITION - Associate Broker for Buyer Services

- Proven management skills and ability to build teams
- Strong organizational skills; detail-oriented
- Understands the importance of developing a long term relationship with each client
- Highly self- motivated, willing to work hard to achieve aggressive goals
- Knowledgeable of Omaha market and how to work with buyers at all levels
- Dedicated to ongoing learning and continual improvement
- Willing to join the National Association of Exclusive Buyer Agents (currently $35 per year under our brokerage membership)
DUTIES AND RESPONSIBILITIES:
- Develop strategic personal business plan
- Continually initiate new sources of business
- Contribute to strategic corporate business plan with Broker/Owner
- Develop overall company sales goals
- Recruit buyer agents appropriate for our company and mission
- Retain productive agents
- Assure agents understand and are trained to market their services
- Motivate buyer agents to maximize effort and attitude
- As the company grows, develop specific divisions and recruit and supervise a Director of Buyer Services for each division as follows:
- Luxury Homes & New Construction Division
- Relocation Division
- First-Time Buyers Division
- Investors & Commercial Tenants Division
- (Until the size of the company justifies division Directors, Associate Broker will manage agents working with all four types of target clients)
- Involvement with community activities, making contacts, developing relationships
- Attend local industry meetings and seminars to keep abreast of key market issues
